Very convenient. School District: Des Plaines District 62. Finances - This building maintains capital funds for major repairs and is financially stable. In the 18 years we've owned there hasn't been a special assessment. Monthly fees remain reasonable - $247 per month and cover: Regular cleaning of common areas - including the heated garage. Windows are washed twice yearly (exterior only). Landscaping and snow removal. Gas and water (only utility we pay is the electric bill). Support - Any and all problems are handled quickly by McKenzie Management. Building is sprinklered and has hard-wired smoke detectors. Smoke detectors are tested regularly. Professional management - The management company, McKenzie Management, is responsive and easy to work with. Board of Directors is comprised of residents who are elected by fellow owners and have regular board meetings. Security - Guests are be buzzed in; residents are careful about not allowing non-residents into the building and monitoring the garage door when they park. Parking - Guest parking (or space for additional vehicles) is in a lot behind the building as well as street parking (both sides of the street).What's special about unit 304? The storage room is on the same floor as our condo. Most neighbors have storage rooms in the parking garage.In-unit washer/dryer Trash - There is a trash chute room on each floor; recycling bins are in the garage. The unit is furnished and includes kitchenware, plates/cups/flatware, and select small appliances and cookware.
